- The tenant has inspected the premises and agreed to lease the unit in its current condition.
- The tenant undertakes to use the premises for the designated purpose only. The tenant has no right to transfer or relinquish this tenancy contract, with or without consideration, to any third party without the landlord’s written approval, and may not sublease the premises, in whole or in part, unless legally permitted.
- The tenant undertakes not to make any amendments, modifications or additions to the premises without the landlord’s written approval, and shall be liable for any damage, shortage or defect resulting from such changes.
- The tenant shall be responsible for payment of all electricity, water, cooling and gas charges resulting from occupying the leased unit, unless otherwise agreed in writing.
- The tenant must pay the rent amount in the manner and on the dates agreed in this contract.
- The tenant fully undertakes to comply with all regulations and instructions related to the management of the property and the use of the premises and common areas (such as parking, swimming pools, gymnasium, etc.).
- The parties to this tenancy contract declare that the email addresses and phone numbers stated above are correct, and that all official and legal/judicial notifications will be sent to those addresses in the event of a dispute between the parties.
- The landlord undertakes to enable the tenant’s full use of the premises for the intended purpose, including its facilities (swimming pool, gym, parking, etc.), and to carry out regular maintenance unless otherwise agreed in writing, and not to do any act that would detract from the tenant’s benefit of the premises.
- By signing this agreement, the landlord confirms and undertakes that he is the current owner of the property, or its duly authorised legal representative under a power of attorney certified by the competent authorities.
- Any disagreement or dispute arising from the execution or interpretation of this contract shall be settled by the Rental Dispute Center.
- This contract is subject to all provisions of Law No. (26) of 2007 regulating the relationship between landlords and tenants in the Emirate of Dubai, as amended from time to time, together with any related legislation and regulations applied in the Emirate of Dubai.
- Any additional condition shall not be considered if it conflicts with the law.
- In case of any discrepancy between the Arabic and non-Arabic texts with regard to the interpretation of this agreement or the scope of its application, the Arabic text shall prevail.
- The landlord undertakes to register this tenancy contract with Ejari at the Dubai Land Department and to provide all required documents.
