The official tenancy register of Dubai
Ejari (Arabic: إيجاري, "my rent") is the Dubai Land Department's mandatory system for registering all private residential and commercial rental contracts. Every tenancy in Dubai must be registered on Ejari before the tenant takes possession.
An Ejari certificate is required to: connect DEWA (utilities), apply for a residency visa, renew a trade licence, file any rental dispute with the Rental Disputes Centre, and enforce RERA rental increase caps.
Without a valid Ejari certificate, a tenant has no legal standing to dispute rent increases, and the landlord cannot enforce the contract through the courts.

Is Ejari mandatory in Dubai?
Yes. Under Dubai Law No. 26 of 2007 and its amendments, all residential and commercial tenancy contracts in Dubai must be registered with the Real Estate Regulatory Agency (RERA) through Ejari. An unregistered contract cannot be renewed, and the tenant cannot dispute rent increases with the Rental Disputes Centre.
How much does Ejari cost?
Al Firouz charges AED 199 for Ejari registration, which includes the Dubai Land Department government fee of AED 172.50 (AED 160 + 5% VAT) plus our service handling. There are no hidden fees.
How long does Ejari registration take?
Same-day if documents are submitted before 2 pm. Next business day otherwise. The Ejari certificate is issued in PDF format and sent to all parties by email.
When should Ejari be renewed?
Ejari must be renewed every time the tenancy contract is renewed. Al Firouz sends automatic reminders to both tenant and landlord 90, 60 and 30 days before the contract expiry so neither party misses the renewal window.
Can I dispute a rent increase without Ejari?
No. The Dubai Rental Disputes Centre requires a valid Ejari certificate to file any tenancy dispute, including rent increase disputes. Without Ejari the landlord can charge any rent.
What is the RERA rental increase cap?
Landlords can only increase rent if the current rent is more than 10% below the RERA rental index average for the area. The maximum increase is 5–20% depending on how far below the average the current rent sits. Use our RERA Index tool to check your specific unit.
Does Ejari cover sub-leasing?
Sub-leasing must be separately registered and is only permitted with the landlord's written consent under Article 24 of Law No. 26/2007.
